
Kachemak Heritage Land Trust acquires conservation land through outright donations, and in rare cases bargain sales, of qualifying acreage. It is essential to discuss a potential gift of land to KHLT in advance, so that we can evaluate the land’s natural resource values and work with you to achieve your objectives.
KHLT is obligated to ensure that its land protection programs result in real public benefit and that the land protection responsibilities assumed in perpetuity can be carried out. Property acquired by KHLT for conservation purposes must meet specific evaluation and selection criteria.
Donations and bargain sales of conservation land may provide substantial tax benefits to the donor or seller. It is important to discuss these potential benefits with an attorney and/or tax advisor, as each landowner’s situation is unique. KHLT is unable to offer specific tax or other legal advice.
Kachemak Heritage Land Trust works with landowners to preserve qualifying conservation land on the Kenai Peninsula forever. A landowner may have a parcel of land with conservation value that he or she wants preserved, and does not necessarily want to sell for profit.

Selling land at less than fair market value constitutes a bargain sale. A landowner may wish to see his or her special property preserved in perpetuity, but not have the financial freedom to donate it outright to a qualifying organization. A bargain sale may be a viable option if the landowner needs a certain amount of revenue, but not necessarily full market value from the sale of conservation land. Kachemak Heritage Land Trust may on occasion purchase conservation land through a bargain sale. The property must have exceptional conservation value, as funding for land purchases is highly restricted.
