
Kachemak Heritage Land Trust accepts donations of qualifying conservation land as well as donations of “trade land”.
Owning real estate of any type carries responsibilities and challenges, sometimes including a need to dispose of under-utilized property that is too big, demands too much time or financial outlay, or is just too far away from your home to comfortably or effectively manage.
Kachemak Heritage Land Trust may accept gifts of non-conservation real estate with the donors’ express permission for us to sell it. Such gifts are known as trade land, and the proceeds of the sale support our conservation work. Examples of trade land include first and second homes, in-town lots, and smaller parcels.
Such real estate gifts can help property owners meet their own needs and support KHLT's conservation mission. A trade land donation to KHLT may provide significant tax benefits to the donor in addition to relief from the expense and responsibility of managing the property.
A trade land donation to Kachemak Heritage Land Trust may:
Provide a charitable income tax deduction for the full fair market value of the land;
Avoid capital gains tax on appreciated value, which would otherwise be payable if the land was sold;
Remove the property from your taxable estate.
